Elevator Pitch
Commercial real estate tenants overpay $46B per year in common area maintenance charges and one-off billings. The root cause is that navigating complex lease documents to identify maintenance cost exceptions is time-consuming and difficult for landlords and tenants. Large language models have not been trained on this proprietary data. Xponential Ai leverages a proprietary database of 16K leases (500K associated documents) to disrupt the lease administration and property management SaaS model with AI that reconciles bills with lease clauses. We also reverse the flow of information. We push answers to users vs. tedious search and retrieval of relevant lease clauses.

AI has been developed to extract dates and dollars from leases with 85% accuracy (the hardest variable). With +500K documents now available and an offshore data validation partner, the accuracy can quickly improve to +95%.

A lead investor is needed to set round terms and finalize due diligence. When a lead is identified, multiple investors in the $250K range are ready. The most important use of funds is data labeling.”
